This series of residences is part of the
greater park place development that included 86
single-family residences, 110 multi-family units, 64,000
ft2 of commercial/retail space, a fire station, public
park, and water park. This was an ambitious project which
was never realized, however the developers sought to bring
contemporary design to the Ozarks on a grand scale. There
construction budget each unit was around $75.00/sqft. to
$85.00/sqft. To keep the costs to a minimum, the fire
station was to be an assembly plant for the development at
large before it became operational as a fire station. The
kitchen and bath components were centralized, stacked,
pre-built and inserted into the structure. The proximity of
the assembly plant (fire station) mitigated any shipping
costs and allowed for construction to continue in inclement
weather. The initial proposal called for four house types
with various material and color options. There was an
interesting opportunity provided by these residential types
within a restricted site: How does one maintain the
transparency and openness endemic of modern architecture,
yet provide some sense of privacy and seclusion? The
solution was to place each structure at a zero lot line and
give the elevation at the zero lot line minimal apertures
while conversely give the opposite elevation generous
openings a the full lawn space between houses, thus giving
full ownership of a side yard per each
residence.
